Roof Coating Restoration

Roof coatings are liquid applied roof systems that when used in correct order and over correctly prepared surfaces, cure to a thick, seamless, rubberized membrane that encapsulates the entire roof surface. We begin with the preparation stage which includes making minor repairs to the existing roof and adding screws and fasteners where needed. The entire roof surface is then washed to make sure all oxidation, grease, pollutants and debris is removed.

Benefit of Metal Roof Coatings

Once the surface is clean, dry and tight, we begin the flashing work around all the seams, screws, pipes, ac units and any other vents that penetrate the roof. Upon completion of the flashing work, we begin the application of a base coat. Once cured, we come back and apply the top coat. The finished product is a highly reflective, energy star rated roof that forms a monolithic barrier and protects from UV, Rain and any biological growth. Its our most popular system.

TPO & PVC Roof Replacement

Both TPO & PVC roof membranes have heat-welded seams making them monolithic. They can both be installed by screwing them down or gluing them down. We can install hardcover boards beneath the membranes to give them additional hail impact resistance. We have factory accessories to weld flashings around roof penetrations. We fabricate custom sheet metal for all the edge flashings and wall copings.

Metal Roof Replacement

The majority of modern metal roofs are made from corrugated galvanized steel; a steel sheet coated with zinc. Copper, aluminum, stainless steel, and tin are also used in commercial metal roof applications. Coatings can be applied to provide additional waterproofing, anti-rust, and UV protection.

Commercial Asphalt Roof Replacement

The two most common types are BUR (built-up roofing) often referred to as “tar and gravel” and Modified Bitumen referred to as “MOD BIT”. BUR usually consists of 3 to 5 plies. These plies are installed as individual layers of thick felt paper. Hot mopped asphalt or an asphalt adhesive is applied between each layer which creates a redundant membrane. The top layer of this system is usually a flood coat of asphalt finished off with gravel. BURs have been around for over 100 years. Due to the availability of cleaner, safer and more energy-efficient products, BUR roofs are not very common in new installations these days.

MOD BIT roofing was introduced in the 1960s as a modern alternative to BURs. MOD BIT comes in 3’ wide sheets and is usually installed 2 or 3 layers thick. The sheets are rolled out and heated up with a torch to release a factory-applied asphalt which bonds them together and creates a waterproof membrane. These are also proven systems and are still being installed today but due to the liability of a torch needed to heat the asphalt and the fact that MOD BIT absorbs heat instead of reflecting it, they are also a dying technology that is being replaced by greener, more reflective options.
