Commercial Roof Replacement
A roof replacement is the most extensive process of roofing and is a long-term solution. Replacement is necessary when a roofing system is damaged beyond repair or restoration. The majority of roofs in this region that fail prematurely or leak are due to lack on maintenance. If properly maintained, new roofs can last 20 years or more.

Roof Coating Systems
Roof coatings are liquid applied roof systems that when used in correct order and over correctly prepared surfaces, cure to a thick, seamless, rubberized membrane that encapsulates the entire roof surface. We begin with the preparation stage which includes making minor repairs to the existing roof and adding screws and fasteners where needed. The entire roof surface is then washed to sure all oxidation, greece, pollutants and debris is removed.. Once the surface is clean, dry and tight, we begin the flashing work around all the seams, screws, pipes, ac units and any other vents that penetrate the roof. Upon completion of the flashing work, we begin the application of a base coat. Once cured, we come back and apply the top coat. The finished product is a highly reflective, energy star rated roof that forms a monolithic barrier and protects from UV, Rain and any biological growth. Its our most popular system.
TPO & PVC Roof Systems
TPO membranes are made with a co-polymerized rubber that allows them greater flexibility in cold climates. This membrane is best recognized for having the benefits of EPDM and PVC systems, at a more economical cost. TPO membranes are white and highly-reflective, making them an excellent choice for those looking to reduce energy costs. In addition to being ENERGY STAR rated, TPO’s recyclability makes it an environmentally conscious system. Additionally, TPO roofs are durable and resist dirt, bacteria and debris build-up making them highly resistant to tears, punctures and impact damage.
PVC were first installed in the early 1960’s, PVC was the industry’s answer to the oil crisis, as it was the first membrane to contain half of the fossil fuels normally used in system manufacturing. Engineers discovered that adding additional solid plasticizers to the PVC membrane allowed for additional weatherability and flexibility, where the membrane alone would be more susceptible to seasonal climate changes. To this day, PVC membranes remain incredibly versatile, chemical resistant and are highly recommended for roof-over projects. They are available in a variety of colors, thicknesses, widths, and reinforcements, making them an excellent option for almost any roofing project.
Metal Roof Systems
LoveRain Roof Co. fabricates and installs custom standing seams metal roofs. We also fabricate and install, gutters, chimney caps and accessories. Our standing seams roofs are made of high strength, 24 ga. steel. All of our colored metal roof options include a baked on Kynar finish. Kynar is best because it comes with much longer color retention warranties and wont chalk or fade like some of the siliconized polyurethane finishes will. We only use UL rated fasters and clips to achieve maximum wind uplift resistance of 130 MPH. All of our flashing are custom made out of 24 ga. steel. Our fabricators and installers are not weekend warriors or amateurs offering low price miracles. We hire and train only the best in the industry. Rest assured when high winds and driving rain cause other’s roofs to leak or blow off, we don’t hear our clients complain. They get to sit back and Love The Rain.
Commercial Asphalt Roof
There are four types of roofing asphalt. Each type is created by heating and blowing with oxygen. The longer the process the higher the melt-point of the asphalt. Therefore, Type I asphalt has characteristics closest to coal tar and can only be used on dead level surfaces. Type II, is considered flat and can be applied to surfaces up to 1/4 in 12 slopes. Type III, is considered to be “steep” asphalt but is limited to slopes up to 2 in 12, and Type IV is “special steep”. The drawback is, the longer it is processed, the shorter the life. Dead level roofs where Type I asphalt was used as the flood and gravel adhesive has performed nearly as well as Coal Tar. Asphalt roofs are also sustainable by restoring the life cycle by making repairs and re-coating with compatible products. The process can be repeated as necessary at a significant cost savings with very little impact on the environment.
Shingle last 20 to 50 years, are relatively affordable and can be recycled in some areas. There are many choices for shingles. One of our trained team members can meet you at your building and show you real samples of all the different color options and styles to choose from. A style should be chosen using three main criteria: budget, length of warranty and style preference.
